I've sold my unit (to an Arizona policeman) and I wanted to let those with units on the market in on a little secret.  You are going to have to lower your price if you want to actually sell the unit vs. simply listing it.  To do that you need to get rid of your Realtor and check my Realtor out.  Michael Poncher of Poncher Realty is a FLAT FEE $500.00 Realtor and will do everything your listing agent has done for much less money and no commissions (on the seller side).  You will be listed in some for sale by owner sites and if someone has no Realtor, you pay no commissions at all.  They help take care of all the paperwork for closing and are there for you when needed.  I LOVED THEM!!! And I was able to price lower and more realistically so I was able to sell instead of just list.  I had about 7 showings a week on average and was on the market 7 months.

Three years!  That's how long we left it to various "traditional" agents/real estate companies.  Poncher Realty had a buyer for us in TWO WEEKS and less than a week later, we closed!  Thank you Poncher Realty (!) definitely NOT your "traditional" real estate companies/agents.

In today's world of technology the need for the traditional realty services has changed greatly. Unfortunately the services offered have not kept up with the times. The almost zero flexibility and excessive fees are pushing more and more potential clients away to do their own thing but for most people a little bit of hand holding would be great. The solution to this problem was found for me in Poncher Realty. A la carte services offered can be shaped to fit very different individual needs and the cost saving and flexibility is what's missing in the traditional market. 

First, your ad listing was written and formatted much better than the previous ad. Secondly, within days we were having calls of interest- and showings, from both realtors and individuals. Over the next 2½ months, there were more than 20 showings! What was most amazing was that on the weekend that we received the offer, 3 more realtors followed anxious to make offers! The first offer was great- 99% of our asking price- and a closing date within 3 weeks! Yes, a realtor was involved, but I’ll take 3% versus 7% any day.

Michael, I know that there wasn’t any magic in what you did- (I don’t think there was). But I believe that your program offered us more control in helping to sell our house. There isn’t a realtor, including you, who knows a sellers’ home better than the seller. Finally, we had a chance to showcase our home and market the positives like we knew they should. And your fee schedule allowed us to market the house without an inflated figure to cover a 7% fee. It was good to know that we could rely on you for any support or assistance required- although none was needed. I can’t say enough about how much I value your service, so I will end by saying for you to call me if you want a prospective client to question whether to list with you or not. My home sold for $207,000 and by using Poncher Realty, I saved over $5,400 in commissions! I still had to pay a 3% commission to the selling agent, but the money that I saved with Poncher softened the pain a bit.
